Before looking at any properties it is important to know how much you can afford to spend. There are several online calculator tools that can help give you an estimate on what you can pay for a home.

Get Preapproved for a Mortgage

Looking at homes before you get preapproved for a mortgage can lead yourself to heartbreak. Before you head to a single showing know how much your lender will actually let you borrow. Otherwise, you’ll set yourself up for disappointment.

Going in too Naïve

Some buyers, especially first-time, are a little naïve when it comes to home buying. They can be overly optimistic when looking at homes. If they find a home they like but it’s a fixer upper they may be unrealistic with the amount of time, money and energy it takes to fix it up.

Don’t Focus on Cosmetic Issues

Picky buyers may turn up their noses at less attractive homes, not seeing diamonds in the rough. Cosmetic issues you should ignore during the house-hunting process include: ugly paint color (interior and exterior), dated furniture and certain architectural issues, like lack of crown molding for example, that can be easily altered.
